Choosing a Manufactured Home Retailer in Sumter, SC background

Choosing a Manufactured Home Retailer in Sumter, SC

Buying a manufactured home in Sumter County, SC? How to check a retailer's license, compare floor plans and ask the right questions before you sign.

10/26/2026

If you're shopping for a manufactured home in Sumter or anywhere in Sumter County, you have more choices than the lots you pass on the highway. Many buyers now start online, narrow down floor plans from home, and then talk with a retailer who can handle the order, delivery and setup. This guide walks through how to pick where to buy: what to check, what to ask, and how Smart Living Homes, a South Carolina Midlands retailer, fits into that process.

Start with the license

In South Carolina, manufactured home retailers are licensed through the South Carolina Manufactured Housing Board, part of the state's Department of Labor, Licensing and Regulation (LLR). The Board's retail dealer page says retail dealers are expected to know the state and federal requirements for selling manufactured homes, and that licensed dealer locations are subject to compliance inspections at least every two years.

Before you put down a deposit anywhere, look the retailer up on LLR's Manufactured Housing licensee lookup. It takes a minute and tells you the business is who it says it is. Smart Living Homes lists its South Carolina dealer license number, #35969, on its website so you can check it.

Decide what kind of shopping you want

Some Sumter buyers want to walk through a model on a lot. Others would rather compare dozens of plans side by side and only talk to someone once they have a short list. Smart Living Homes is built for the second kind of shopper. Its site says, "Shop from anywhere, and we'll be with you every step of the way," and its online catalog lets you browse hundreds of floor plans before you ever make a call.

Either way, the right retailer should be able to show you the full floor plan, the dimensions and the builder for every home it offers, and explain which options are standard and which cost extra.

Look at who builds the homes

A retailer is only as good as the factories it works with. Ask which manufacturers a retailer orders from and where those plants are. Smart Living Homes offers homes from several Southeast plants, including Clayton (Waycross and Rockwell), Cavco (Douglas, Hamlet, Rocky Mount and Moultrie) and Champion (Pembroke and Lillington). More builders means more floor plans and price points to compare in one place.

Compare real floor plans, not just photos

When you narrow your list, compare the specs that matter for your family and your land. Three homes that get a lot of attention on the Smart Living Homes site:

  • The Lulabelle from Clayton Waycross: 4 bedrooms, 2 baths, 2,132 sq ft, 29'8" x 72'.
  • 1443 Carolina 4BR Comfort, also from Clayton Waycross: 4 bedrooms, 2 baths, 2,109 sq ft, 32' x 76'.
  • The Rose 12401U from the Cavco Douglas Keystone series: 1 bedroom, 1 bath, 480 sq ft, 12' x 40', a compact option for a small lot or a guest home.

Prices aren't posted on these listings, so ask for a written quote on the exact home and options you want, and ask what the quote covers.

Make sure the home fits your land

A floor plan only works if it fits your lot and can be delivered to it. Long homes and multi-section homes need room for the home itself, setbacks, a driveway and access for the delivery truck. Smart Living Homes offers a Map Your Property tool so you can see a home's footprint on your land before you commit. In Sumter County, also check with the county or city planning office about zoning and permits for your specific parcel.

Questions to ask any retailer

Whoever you buy from, get clear answers before you sign. Is delivery and setup included in the quote, and who does the installation? What site work, such as the foundation, utilities, driveway or septic, is your responsibility? Who handles the warranty, and who do you call if something needs fixing after move-in? And what paperwork will you receive at signing?

HUD's homeowner resources page is a good companion for these questions. It notes that before you buy, you should understand who offers the warranty, who performs the service and what is covered, and it calls installation one of the most important parts of buying a new manufactured home. It also explains that every transportable section of a home built after June 15, 1976 must carry a HUD certification label.

Why Sumter buyers look to the Midlands

Sumter County borders Richland County, so working with a Midlands retailer that serves the whole state is a practical choice. Smart Living Homes is "Located in the Midlands - serving all of South Carolina," in its own words, and works with buyers by phone and online. That means you can browse from Sumter, Shaw, Dalzell or Pinewood at night and talk through the details when you're ready. The company's FAQs page answers common first-time questions, and its About Us page tells you more about the team.
