If you're shopping for a four-bedroom manufactured home around Columbia, Lexington, Sumter or Orangeburg, two homes keep coming up at Smart Living Homes: The Lulabelle and the 1443 Carolina 4BR Comfort. They're the two most-viewed big homes on our site this month, and on paper they look close. Here's how they actually compare, where a much smaller home like The Rose fits in, and what to check before you place any home on land in Richland County, Lexington County or anywhere else in South Carolina.
The Lulabelle is a Clayton Waycross home with 4 bedrooms, 2 bathrooms and 2,132 square feet. Its footprint is 29'8" x 72'. It's the most-viewed home on the Smart Living Homes site this month by a wide margin, and for buyers who need a fourth bedroom for kids, guests or a home office, it offers the most square feet of the homes featured here.
The longer, slightly narrower shape matters when you're working with a lot. A home that's 72 feet long needs a site that can take that length plus room for the delivery and setup crew to work.
The 1443 Carolina 4BR Comfort is also a Clayton Waycross home with 4 bedrooms and 2 bathrooms. It has 2,109 square feet, only 23 less than The Lulabelle, but in a different shape: 32' x 76'.
That makes the Carolina 4BR Comfort both wider and longer than The Lulabelle even though the square footage is nearly the same. On a deep, narrow lot in Lexington or a tight parcel in Sumter, those extra feet can be the deciding factor. On a wide rural tract in Orangeburg County, they may not matter at all.
Since bedrooms, baths and square footage are so close, the real choice comes down to floor plan and fit. Walk through both layouts on their home pages, picture where your furniture goes, and then check which footprint suits your land. Our Map Your Property tool helps you see a home on your own lot before you decide.
Not everyone needs four bedrooms. The Rose 12401U, from Cavco Douglas's Keystone series, is 1 bedroom, 1 bath and 480 square feet on a 12' x 40' footprint. It was viewed as often as the Carolina 4BR Comfort this month. Some buyers look at it as a starter home or for a single person, and others look at it for a parent or grown child on family land. If that's you, ask us how The Rose would sit on your property.
Whichever home you pick, a few state and county steps apply. These come from official South Carolina sources. Rules can change and counties handle things differently, so confirm the details with your county and with our office.
Licensed retailer and installer. The South Carolina Manufactured Housing Board, part of the Department of Labor, Licensing and Regulation (LLR), licenses retail dealers, installers and repair persons. LLR's Manufactured Housing licensure page explains that installers employed directly by a retail sales center are licensed under their employer, and it links to a licensee lookup so you can check any license. Smart Living Homes' dealer license number is 35969.
Title through SCDMV. The SC Department of Motor Vehicles titles manufactured homes. Its mobile home page covers the title application (Form 400) and explains that de-titling, for owners who want the home treated with the land, is done by mail and requires proof of paid property taxes.
County registration and taxes. Your county handles the local side. In Richland County, for example, the county's manufactured homes page says a home must be registered in the county where it sits, through the Assessor's Office, with a decal placed on the home. It also notes that the electric supplier needs to see that license before power is connected. Lexington, Sumter and Orangeburg counties each have their own process, so call your county assessor or auditor for the steps that apply to your land.
Septic, if you're not on sewer. If your land isn't served by public or community sewer, the SC Department of Environmental Services (SCDES, formerly DHEC) has to approve and permit a septic system. According to SCDES's single-home septic page, without that permit your county can't issue a building permit. The process includes an online application, a site evaluation, installation by a licensed onsite wastewater installer and a final inspection. Since the site evaluation is part of the process, start on septic early.
